So what’s happening here in our Helotes Texas Real Estate Market? Everyone wants to know. Are we seeing a housing bubble, should I still consider buying, and is it still a seller’s market?

Hi, I’m Betsy Nava-Flores, associate broker of the Harvest Real Estate Group Let’s look at the data of what’s happening so that you can make an educated decision.

First off, according to real estate experts and advisors anytime you have inventory levels that are at 6 months of inventory or below, we are in a seller’s market. It’s all about supply and demand, and when there is a limited supply like there is right now, then the prices go up.

So let’s see what inventory levels are doing here locally. Is it a good time to sell here in Helotes, Texas 78023?

In Helotes, we currently at the time of this video have 40 homes that are active.

The average time to sell is now 26 days, and on average homes are actually selling a bit below list price at 94%.

We also saw 13 homes adjust pricing and 32 closed homes.

Now, this is not what we saw over the past year, where we saw homes flying off the shelf and selling for significantly more than the list price, but that wasn’t normal with the recent adjustments and normalizing in the market.

You also may be asking, is it a good time to sell in Helotes, Texas? So here in Bear County, the inventory is climbing and so are interest rates.

That may make some buyers weary, but it is also giving many more buyers opportunities that they did not have over the past few years. And as the data shows, buyers are still buying.
